Tipeshwar is a natural wildlife habitat. Tiger and other wildlife sightings depend on animal movement, weather, forest conditions and chance. Maya Stays cannot guarantee sightings of any particular species.
Pick the gate first, then the stay
Morning safaris begin at the gate at first light, so the most practical plan is to book your safari at one gate and stay beside it. A few things usually decide it:
- Safari availability. Permits are limited at every gate. The gate with permits for your dates is often the deciding factor — we check availability for staying guests at no service fee.
- Where you're driving from. From Hyderabad, Bhavankhori is about an hour shorter. From Nagpur, both are roughly 3.5 hours.
- Power backup. If uninterrupted AC matters to you in the hot months, Bhavankhori's generator runs the AC during power cuts; Nandai's inverter covers lights, fans, Wi-Fi and charging only.
- Setting. Both stays sit among cotton farms; Bhavankhori also has garden views and fruit plants.

Is Nandai Gate the same as Mathani Gate?
Yes. The Wildlife Department renamed Mathani Gate as Nandai Gate. Maya Stays – Nandai · Mathani Gate is approximately 5 minutes from it, in Kaleshwar, Ghatanji, Yavatmal.
Is Bhavankhori Gate the same as Kodori Gate?
Yes. Kodori Gate is now called Bhavankhori Gate. Maya Stays – Bhavankhori · Kodori Gate is approximately 12 minutes from it, near Rudha.
Which Tipeshwar gate is better for tiger sightings?
No gate can promise sightings. Tipeshwar is a natural wildlife habitat. Tiger and other wildlife sightings depend on animal movement, weather, forest conditions and chance. Maya Stays cannot guarantee sightings of any particular species. Most guests choose the gate where safari permits are available for their dates and stay beside it.
Which gate is closer to Hyderabad?
Of the two Maya Stays, Bhavankhori · Kodori Gate is the shorter drive from Hyderabad at approximately 330 km (about 6 hours), against approximately 364 km (about 7 hours) to Nandai · Mathani Gate.
Can I stay at one gate and take a safari from the other?
Yes, it is possible. Maya Stays can help staying guests arrange safaris at other gates when availability requires it. Travel to another gate isn't included in the tariff, and staying beside your safari gate is usually easiest for early-morning safaris.
